Should I choose a tiled roof or a glass roof?

There are a few points to consider here. Think about how you want to use the new space, which direction it faces and the size of investment you’d like to make. If you love having the space flooded with natural light then solar control glazing has developed in recent years and will help keep an ambient temperature.

A solid roof will give your space more of an extension feel, and you can include glazed panels or Velux windows if you’d like the best of both worlds.

Should I replace my frames too?

Unless your frames are relatively new it is likely you will want to replace them so they are as thermally efficient as your hardworking roof. You don’t want inefficient windows and frames to compromise the comfort and thermal performance of the new living space.

You should always get an expert to assess your existing frames to make sure they are up to the job. We’ve heard way too many nightmare tales of the results of a new roof being installed on an insufficiently strong structure. What are replacement tiled roofs made of?

Our replacement roof tiles are a polymer composite material, making them perfectly lightweight whilst looking incredibly similar to slate tiles. The colour choice can be matched to suit your existing property and they will weather to fit in with the aesthetic of your home. Solid panels are also available for an alternative look, our design team will be able to show you the options.

What is a Clad over roof?

Clad over roofs are often sold as an alternative to replacing a conservatory roof. A layer of insulation is added internally by attaching insulation to the ceiling area and possibly also adding boarding externally, that is then fitted with metal sheets to look like tiles.

Clad over solutions do not include removing any of the existing structure and do not account for outdated glazing and frames, all to often resulting in a roof that is much too heavy for the structure below. Drilling into the original structure can encourage condensation so you’ll need to keep an eye out for damp spots. Plus, this type of roof is often not Building Control compliant, or fire safety rated. We recommend you discuss any such plans with a conservatory design company before going ahead.

Will my new roof still be too hot in summer and too cool in winter?

I hear a lot about energy rated windows! What does 'A' rated windows mean?

The British Fenestration Rating Council (BFRC) independently verify the energy performance of windows and doors, rating them A++ to E. Windows and doors rated A to A++ have an energy rating of 0 (or higher) and are considered energy positive. These ratings help consumers make more informed decisions when buying new windows and doors.

How much will it cost to replace my existing roof?

This is tricky to answer without knowing more about your existing conservatory. Every job is bespoke and can be tailored to the budget available. Ideally we can pop in to see the space or have a chat on the phone and then we’ll be able to give you an indication of the costs involved for your particular requirement.

How long will it take to replace my existing conservatory roof?

It will depend on the complexity of your design but as a general guide you will expect to have us on site for a few days, with minimum disruption to your home.

Do I need planning permission to replace an existing roof?

If you are replacing a glass roof with a solid roof then planning permission will be required, the new roof will constitute a ‘change of use’ as you are changing a temporary structure to a permanent structure. Please give us a call if you’d like advice regarding the likely permissions needed prior to the changes you have planned. We can also take care of planning permission submissions on your behalf.

Do I need Building Regulations Approval?

If you are considering replacing a glass or polycarbonate roof with a solid roof you will need to obtain Building Regulatory Approval. You may want to consider using a system that has been approved by LABC (Local Authority Building Control) to make the granting of Building Regs run more smoothly. Do you offer finance to help me pay for my replacement roof?

What do we need to do when our finance is approved?

Once you have accepted the offer sent to you directly, the finance company will let us know. We’ll provide you with a satisfaction note to sign on effective completion of the work which we then submit to the finance company to register. It’s as simple as that.

What happens if finance is refused?

In the unlikely event of finance being refused, and there is a second homeowner at your property, we usually find an application from them does get accepted. An application can also be referred, whilst some supplemental information is requested.

I’ve applied for finance with you. How long will approval take?

Generally, you will get an immediate response to your application. Sometimes an application is referred whilst additional detail is requested but this is no reason for concern and will not delay things for long.
