3 Ways To Make Your Home More Sellable

3 Ways To Make Your Home More Sellable

It’s a difficult time to be trying to sell a house, with the number of homes sold in the UK falling by almost 40% in September, and Nationwide forecasting a 8-10% drop in house prices in 2023.

But don’t give up hope of finding a buyer for your property if you’re wanting to sell up. It’s just a matter of making your property highly desirable to the buyers market, which it will be when you follow this advice.

Get important paperwork in order

House sales often fall through or get held up because of a seller failing to provide essential paperwork at the conveyancing stage, either because they don’t have the necessary documentation or they have misplaced it.

Check that you have all the paperwork you need before putting the house on the market to avoid any unwanted issues.

This will include land registry documents, the property’s Energy Performance Certificate (EPC), a FENSA or CERTASS certificate for any window replacement you’ve had done, planning permission and building regulations certificates if you’ve extended, for example, a gas safety certificate, and paperwork for any other work carried out.

Make the interior gorgeously light

Buyers value space over most things and a house can be made to feel roomier by generating lots of light inside.

We know that mirrors are great for reflecting light when put in the right positions, and that you should regularly clean your windows so that the sun can get through, but don’t stop there.

Adopt lighter colour schemes in your rooms, fix broken light fittings, remove any window obstructions, and look to downsize your furniture to free up floor space. You could also have a skylight, bi-folding doors or some other large sliding door put in.

Win attention with your windows

The HomeOwners Alliance recently conducted a survey where they asked people what they believed is the most important kerb appeal feature. “Windows in good condition (no signs of rot or flaking paint)” was the top response, with 71% of the vote.

Looking at them, would you say that your windows make a strong first impression? If not, they need changing.

There will never be any sign of rotting or flaking paint when you get our modern, stylish UPVC or aluminium windows fitted as their coloured finishes won’t succumb to the weather and will remain looking as good as new with minimal maintenance.
